A lease is a binding legal document setting out the obligations placed on all parties to the lease, so you should ensure that you fully understand the parties' responsibilities throughout the term of the lease.

We can assist with all aspects of lease transactions, including:

  • Negotiating Heads of Terms for the lease;

  • Preparing or reviewing and advising on the lease as appropriate;

  • Liaising with third parties such as superior landlords to deal with ancillary documents including Licences to Assign, Licences for Works and Deeds of Assignment;

  • Making the necessary arrangements if the lease is to be contracted out of the security of tenure provisions of the Landlord and Tenant Act 1954;

  • Advising on options for either the landlord or the tenant to terminate the lease; and

  • Dealing with post-completion formalities if required, including filing of Stamp Duty Land Tax returns and applying to register the lease at the Land Registry.
